original TRIM Notice mailed in August to the address of record. The Property Appraiser of Miami-Dade County disclaims liability for any errors, either by omission or
commission, regarding the online TRIM Notice. The official TRIM Notice (or
subsequent amended TRIM Notices) mailed to the property owner is the controlling

Value Adjustment Board changes - Pending prior year changes pursuant to a
Petition may not be reflected on the TRIM Notice.
Taxing Authority - This column lists all taxing authorities that set
millage (tax) rates and levy taxes against the property.
Column 1 - This column lists last year’s taxable values. Taxable values
vary because exemptions do not apply to all taxing authorities. Example: The
Senior Exemption does not apply to the School Board.
Column 2 - This column lists last year’s tax rates and property taxes
levied by each taxing authority. “Mill” in Millage means one-thousandth. To
arrive at the taxes listed on the TRIM Notice you divide the tax rate (millage)
by 1,000. Example: A Tax (Millage) Rate of 8.35 and Taxable Value of 100,000 is
calculated as follows: (8.35 ÷ 1,000) X 100,000 = $835 in Taxes.
Column 3 - This column lists the current taxable value applicable to each
taxing authority. Taxable values vary because exemptions do not apply to all
taxing authorities. Example: The Senior Exemption does not apply to the School
Board.
Column 4 - This column lists tax rates and corresponding taxes by each
authority if no budget changes are made for the current year – commonly referred
to as the “Rollback Rate”. “Mill” in Millage means one-thousandth. To arrive at
the taxes listed on the Notice you divide the tax rate (millage) by 1,000.
Example: A Tax (Millage) Rate of 8.35 and Taxable Value of 100,000 is calculated
as follows: (8.35 ÷ 1,000) X 100,000 = $835 in Taxes.
Column 5 - This column lists the proposed tax rates and corresponding
taxes set by each authority if budget changes are adopted for the current year.

Notice you divide the tax rate (millage) by 1,000. Example: A Tax (Millage) Rate
of 8.35 and Taxable Value of 100,000 is calculated as follows: (8.35 ÷ 1,000) X

Hearing Information - This section lists the date, time and place that
each taxing authority will hold its budget hearing to adopt a final tax rate to
be levied against your property. These hearings are open to public
participation.
Non-Ad Valorem Assessments - Non-ad valorem (or special assessments) are
fees for specific services, such as solid waste collection, street lighting and
fire rescue. The amount you pay is not based on the value of your property. This
section shows the authority collecting the fee, purpose of assessment, units and
rate.
Value Information - This section details last year’s and the current
year’s market and assessed values. Because the 10% Non-Homestead cap does not
apply to the School Board, assessed values are separated between School Board
and non-School Board. See assessment reduction section for details.
Assessment Reduction - Benefits that result in a reduction in the
assessed value, such as the Save Our Homes cap and Agricultural Classification
are listed in this section for last year and current year.
Exemptions - This section lists the exemptions deducted from your
property’s value for last year and the current year. To find out more about
exemptions, please contact the Property Appraiser of Miami-Dade County at 786-331-5321.
How to Contact the Property Appraiser of Miami-Dade County - This section lists
the locations and hours of operation where you may discuss values and exemption
concerns with Office staff. You may also file an appeal with the Value
Adjustment Board (VAB) by the deadline listed on the TRIM Notice. Contact the
